Perched above the River Teign, The Curlews is an exceptional waterside holiday home offering panoramic estuary views towards Teignmouth, Shaldon and the surrounding Devon countryside.
Set within approximately one acre of landscaped gardens, this spacious contemporary retreat accommodates up to 12 guests across five beautifully presented bedrooms, including two en-suite bedrooms. Its impressive open-plan living space, fully equipped kitchen, generous dining area and multiple outdoor terraces make it ideal for memorable family holidays and group getaways.
Outside, guests can relax in the large 10-person Hydropool spa, enjoy drinks beneath the oak pergola or dine alfresco while watching boats pass along the river below.
- Pets are welcome, subject to an additional charge of £35 per pet.
- No stag or hen parties.
- No groups where all guests are under 25 years old.
The Space
Approached along a private driveway, The Curlews occupies an elevated hillside position overlooking the Teign estuary, with far-reaching views towards Shaldon and Teignmouth. The changing tides, passing boats and surrounding countryside create a remarkable outlook that can be enjoyed from almost every room.
The private driveway provides parking for approximately five vehicles. A series of external steps leads from the driveway to the main entrance.
On the entrance level are two bedrooms. The first is a spacious super-king bedroom with a built-in wardrobe and an en-suite shower room featuring a glass shower enclosure and freestanding stone basin. The second is a family bedroom furnished with two substantial bunk beds, providing comfortable sleeping accommodation for up to four guests.
From the entrance level, stairs lead to an open gallery before a small number of steps open into the impressive living, kitchen and dining area. High vaulted ceilings, extensive glazing and carefully considered lighting create a bright and welcoming space throughout the day, with adjustable lighting helping to create a more relaxed atmosphere in the evenings.
The contemporary kitchen is centred around a generous island and is fully equipped for group catering. Facilities include an induction hob, oven, full-height integrated refrigerator, island freezer, dishwasher, microwave, washing machine, tumble dryer and a dedicated wine and champagne chiller.
Prepare breakfast or an evening meal while looking across the water and watching sailing boats, fishing vessels and local rowing crews travel along the estuary.
The dining area comfortably seats 12 guests and sits beside wide patio doors opening onto the tiled terrace. This is an ideal setting for sociable meals, alfresco dining and summer barbecues overlooking the river.
The spacious lounge provides comfortable seating and a 4K smart television with integrated Freesat. An adjoining glass-walled sunroom offers uninterrupted views along the estuary and is a peaceful place to read, enjoy a morning coffee or watch the sunset over the surrounding landscape.
Intelligent underfloor heating throughout the principal living, kitchen and dining areas ensures the property remains warm and comfortable during the cooler months.
The upper level contains three further bedrooms.
The principal bedroom features a super-king bed, an en-suite wet room with a Mandarin Stone basin and wonderful views across the estuary towards Shaldon. Double doors open onto a glass Juliet balcony, allowing guests to enjoy the fresh coastal air. The bedroom also includes an HD smart television with Freesat.
The fourth bedroom has a queen-size bed, patio doors and direct access to the gardens, together with impressive views across the River Teign.
The fifth bedroom is arranged as a twin but can be configured as a super-king bedroom on request. It also has patio doors opening directly onto the garden and enjoys further estuary views.
The family bathroom on this level features an extra-large bath with statement fountain taps, an overhead shower and a Mandarin Stone basin.
The Garden
The mature, dog-friendly gardens extend across approximately one acre and are arranged over several levels, with a variety of places to sit, relax and appreciate the surroundings.
Although dogs are welcome to enjoy the garden, guests should be aware that the entrance at the bottom of the long driveway is not gated. Dogs should therefore remain under supervision, particularly when close to the driveway and property entrance.
An entertainment deck provides magnificent views across the River Teign and towards Dartmoor. A separate seating area includes a firepit, creating an atmospheric setting for evenings outdoors. A supply of firewood is stored near the rear of the large barn-style shed for guests to use responsibly.
Those happy to explore the upper reaches of the garden will be rewarded with even more expansive views along the river and, on a clear day, towards the distant tors of Dartmoor.
Due to the garden’s sloping and tiered layout, children should be supervised when using the grounds.
The Spa
A large 10-person Hydropool spa occupies its own elevated deck overlooking the River Teign.
The spa is sheltered beneath an attractive oak-slatted pergola and accompanied by luxurious cushioned outdoor seating. Integrated LED lighting within the decking creates a relaxed atmosphere after dark, making this a wonderful place to unwind while taking in the waterside views.
To respect neighbouring properties, the spa must not be used after 10:00pm.
Housekeeping
Fresh bed linen and towels are supplied for every stay and are professionally laundered.
The Curlews is prepared between bookings by a professional housekeeping team to ensure the property is thoroughly cleaned and presented for arriving guests.
Guest Access
Guests have private use of the house and approximately one acre of landscaped grounds throughout their stay.
The garage and two storage sheds are not available for guest use.
The Neighbourhood
Teignmouth
Teignmouth is a vibrant South Devon coastal town known for its Georgian architecture, long sandy beach, traditional promenade and working harbour.
Positioned where the River Teign meets the sea, the town combines a classic seaside atmosphere with beautiful estuary scenery and easy access to the surrounding Devon countryside.
Teignmouth lies on the main South West railway line and can be reached directly from London. The scenic coastal train journey passes beside beaches, red sandstone cliffs and estuaries and is widely regarded as one of the most picturesque rail routes in England.
Dartmoor National Park, Exeter, Torquay and the wider English Riviera are all within convenient reach, making The Curlews an excellent base from which to explore South Devon.
Things to Do in Teignmouth
Teignmouth is particularly well suited to family holidays. Its attractions include a Victorian pier, children’s play areas, a skate park, crazy golf and traditional seaside amusements, all within easy reach of the town centre and beaches.
Teignmouth Town Beach offers a broad stretch of sand beside the promenade and pier. Visitors can also enjoy kayaking, paddleboarding, sailing and other watersports.
The River Beach and Back Beach areas have a more traditional harbour atmosphere, with fishing boats drawn up beside independent cafés, pubs and seafood restaurants. They are also popular starting points for waterside walks.
The town centre contains independent shops, cafés and attractive Georgian buildings. Teignmouth Pavilions hosts cinema screenings, live performances and family-friendly events throughout the year, while the town’s arts quarter includes a selection of galleries and creative businesses.
Across the estuary lies the picturesque village of Shaldon, home to The Ness and Ness Cove Beach, which is reached through a historic smugglers’ tunnel.
Teignmouth also sits on the South West Coast Path and marks the end of the 18-mile Templer Way. This historic walking route follows the journey once taken by granite transported from Haytor on Dartmoor to the docks at Teignmouth.
Eating Out
With both the sea and the River Teign on its doorstep, Teignmouth is becoming increasingly recognised for its excellent local food and seafood.
Fishing boats continue to land their catches at the River Beach, supplying local restaurants with fresh fish, crab and shellfish.
The wider Taste of the Teign food trail celebrates the area’s producers and includes locally cultivated mussels and oysters, vineyards, fruit farms, microbreweries and independent food businesses.
The town and surrounding villages offer everything from relaxed beach cafés and traditional pubs to contemporary restaurants and waterside dining.
Top Events in Teignmouth
Teignmouth hosts a varied programme of festivals, performances and community events throughout the year.
Annual highlights traditionally include classical music and poetry events during the spring, followed by the Teignmouth Folk Festival in the summer.
The warmer months also bring local carnivals, sailing events and regattas in Teignmouth and Shaldon. Food and drink celebrations take place during the autumn, while live music and jazz events are frequently held later in the year.

History of Teignmouth
Teignmouth’s recorded history dates back to the 11th century, when the area consisted of two separate settlements.
The town developed as an important port and fishing community before becoming a fashionable seaside resort during the 18th and 19th centuries. Its historic harbour remains active today.
Visitors interested in the area’s maritime, railway and social history can explore the Teign Heritage Centre in the town.
Shaldon
Situated directly across the estuary from Teignmouth, Shaldon is an attractive coastal village with a strong sense of community and enduring connections to fishing, sailing and the river.
The village offers a selection of independent shops, cafés, pubs and restaurants while retaining a peaceful and traditional Devon character.
Its sheltered beach, waterside setting and access to beautiful coastal walks make it an excellent place for a relaxed day out.
Things to Do in Shaldon
Shaldon Beach is well suited to swimming, paddling, sailing, rowing and exploring the shoreline.
Nearby Ness Cove Beach is accessed through a historic tunnel beneath the cliffs and offers a more secluded coastal setting. Teignmouth’s beaches and watersports providers are also easily accessible from the village.
A small passenger ferry operates across the estuary between Shaldon and Teignmouth, providing an enjoyable alternative to travelling by car. Services may be weather-dependent and seasonal.
Shaldon lies on the South West Coast Path. The walk towards Labrador Bay offers magnificent coastal views, with visibility extending towards Lyme Bay in clear conditions.
Family attractions in and around the village include Shaldon Wildlife Trust and local pitch-and-putt facilities. Further afield, visitors can enjoy Haldon Forest, Go Ape, Paignton Zoo and the attractions of the English Riviera.
Events in Shaldon
The Shaldon Water Carnival is a popular annual celebration featuring family entertainment, decorated boats and activities on and around the water.
Shaldon Regatta is also traditionally held during August and includes an extensive programme of rowing races, water-based competitions and community events.
Dates and programmes can change from year to year, so guests should consult current local information when planning their visit.
History of Shaldon
The original settlement developed slightly farther upstream, where the fertile Teign Valley was cultivated.
Much of present-day Shaldon was established on reclaimed land protected by retaining walls. Over time, fishing and maritime trades became central to village life, although Shaldon continues to retain a distinctly rural and traditional atmosphere.
Getting Around
A bus stop is located close to the bottom of the driveway, with services towards Teignmouth, Shaldon and other destinations across South Devon.
Routes may include Dawlish, Starcross, Powderham, Exeter, Torquay, Paignton, Brixham and Newton Abbot, although journey times and timetables should be checked before travelling.
Teignmouth railway station is approximately a 20-minute walk from the property. The station provides services towards Exeter, Newton Abbot and other destinations along the South Devon coast.
The railway journey towards Exeter follows a particularly scenic route, with views across the Teign estuary, Teignmouth and Dawlish seafront before continuing alongside the River Exe.
Other Things to Note
Guests have private access to the house and approximately one acre of landscaped grounds, excluding the garage and two storage sheds.
The garden is dog-friendly; however, the entrance at the bottom of the long driveway is not gated. Dogs must therefore be supervised when outside and should not be allowed to roam unattended.
The property occupies an elevated position and is approached by external steps. Its gardens are tiered and sloping in places, which may not be suitable for guests with limited mobility. Children should be supervised throughout the outdoor areas.
The Hydropool spa must not be used after 10:00pm.
To respect the peaceful residential surroundings, guests must vacate the external terraces, spa deck and garden seating areas by 11:00pm. Music, shouting and other excessive outdoor noise are not permitted.
Private driveway parking is available for approximately five vehicles.

We stayed at the Curlews for 3 days this December with our extended family (8 adults, 2 toddlers and a baby in total). The house is in a fantastic location (very close to town and all the amenities you need but far enough to feel out of the way) and see more
We stayed at the Curlews for 3 days this December with our extended family (8 adults, 2 toddlers and a baby in total). The house is in a fantastic location (very close to town and all the amenities you need but far enough to feel out of the way) and has spectacular views. The house naturally frames every view point excellently and is incredibly spacious. Despite our booking being over the weekend, the owners responded to every phone query right away. They were friendly and attentive. There was a drainage issue when we stayed but we only discovered it was affecting the whole house on day 2 out of 3 following a late night family conversation haha (big house, many rooms, sinks and bathrooms). We contacted the owners right away and they were able to arrange for a plumber to come round the next day as we were checking out of the property. It wasn't ideal that the plumber came at check out time (things were overwhelming enough with all the adults and toddlers we were trying to wrangle to ensure we left at the 10am check out time) however, it showed the owner's commitment to ensuring issues were attended to as soon as possible. I'm sure if we stayed another night, we would have appreciated it.

Unfortunutly there were a few things not quite right on our arrival. A strange white pounder on one of the rugs that need to be hovered up (we had young children and dogs with us, no idea what it was).

The hot tub wasn't in a usable condition on our arrival, although fresh escapes were really quick to get this resolved for us. (Thanks). 2 weeks before Christmas, we were more than a little disappointed to find no Christmas decorations and no Christmas tree. Lastly, although the house 'is' lovely, it's also in need of some TLC. The kitchen is a lovely, but also a bit tired, some of the kitchen cupboards slam, whilst others don't close properly, and some still nicely soft close. The finish in the kitchen seems to have a number of missing tiles around the bottom of some of the cupboards and the wooded cladding on at least one of the pillars in the living areas is breaking off and in need to repair. |

The whole place was well designed, and fairly modern. Useful wine cooler and plenty of fridge freezer space. Decent local supermarket and the beach and main promenade isn't too far in a car. Plenty of local wildlife including morning visits from deer in the field next door.

Though do be mindful the upper part of the garden is quite steep. We had a 4 year old with us though and she managed it with a little help. I would stay again just to see those views.

We had a wonderful time at the property. Lots of room for the 11 of us. The views are breath taking from all parts of the house. Hot tub was big enough and a lot of time was spent in there. The seating area on the next level up was lovely to sit in asee more
